Can you explain the concept and appeal of turnkey living?
Turnkey living is highly desirable because it offers buyers both convenience and certainty. Today’s branded residences and professionally designed homes give buyers confidence that the quality, finishes, and amenities they expect will be delivered to the standards they’re accustomed to. In a world filled with uncertainty, there’s real peace of mind in knowing that a new home won’t come with unexpected surprises. Across all price points, renovations can be time-consuming, stressful, and expensive. Projects frequently exceed both their original budgets and projected timelines. For luxury buyers in particular, time is often their most valuable asset. The ability to move into a home immediately after closing—without the delays, disruption, or uncertainty of a renovation—provides significant value. Buyers know exactly what they’re getting, what it will cost, and when they can begin enjoying their home. The definition of turnkey often extends well beyond move-in-ready finishes, too.

Property management, housekeeping, and maintenance are already coordinated. For buyers with multiple residences, this often means a home that stays “hot” year-round, ready the moment they walk in, with no logistics to arrange and no staff to source. At this level, turnkey isn’t just about avoiding renovation headaches—it’s about eliminating the ongoing operational burden of ownership altogether. The value isn’t only in what buyers save on delays and budget overruns; it’s in what they get back—time, bandwidth, and the freedom to simply live in the home rather than manage it.
Sounds lovely! What are some turnkey properties you’ve worked on?
I’ve been involved with the sales at Aman New York since the project’s inception and have also worked with the Baccarat Hotel and Waldorf Astoria branded residences. We’ve completed several resales at Aman, giving us a unique perspective on buyer demand and long-term value. Aman has cultivated a following unlike any I’ve seen in the luxury residential market. Its appeal is rooted in discretion, an exceptionally high level of consistent, anticipatory service, and an uncompromising commitment to luxury. The brand executes the concept of turnkey, fully furnished branded residences better than almost anyone else in the industry. While that level of quality and service comes at a premium, many luxury buyers are more than willing to pay for the convenience, lifestyle, and peace of mind it provides. That said, buyers don’t need an Aman-level budget to enjoy the benefits of turnkey living. There are branded residences and luxury developments across a wide range of price points, each offering varying levels of finishes, services, and amenities to align with different buyer preferences and budgets.
Why is brand integration in real estate so popular these days?
Branded residences offer buyers an immersive lifestyle experience that’s closely associated with a trusted brand and, in many cases, a level of service they value and appreciate. That appeal can take many forms. It may be the exceptional hospitality and service standards associated with brands like Four Seasons or Aman, or it may be the distinctive design philosophy of an automotive brand such as Aston Martin, with whom we recently partnered on a cross-promotional event at our listing in the Hamptons, 12 Two Trees. Ultimately, branded residences provide buyers with confidence in the quality of the experience, the design, and the long-term value of the home, while delivering a lifestyle that extends beyond the residence itself. For many buyers, the appeal is also highly personal—an extension of a brand they already follow and admire in other parts of their life. This is what’s driving the rise of towers like Porsche Design Tower and Bentley Residences in Miami, as well as fashion-led projects like Missoni Baia and Armani/Casa, where buyers are drawn as much to the brand’s identity as to the building itself. Owning the residence becomes another way of owning the brand. Ultimately, branded residences provide buyers with confidence in the quality of the experience, the design, and the long-term value of the home, while delivering a lifestyle that extends beyond the residence itself.
How might branded residences evolve in the future?
I believe the branded residences sector will continue to experience significant growth. However, I also think the criteria and standards for what constitutes a successful branded residence will evolve. Today, there are brands that consistently deliver exceptional products and experiences—Four Seasons and Aman, for example. But there are also developments where a brand name is little more than a licensing agreement applied to an otherwise unremarkable project. As the market matures, buyers will become more discerning; they’ll recognize that a true branded residence represents far more than a logo above the front door, and expect the brand’s standards to be reflected throughout the entire ownership experience— from design and construction quality to service, amenities, and ongoing property management. Developers that fail to deliver on those expectations will find it increasingly difficult to justify the premium associated with a branded residence.
How’s your summer going, and what are you looking forward to come fall?
Summer has been excellent. Professionally, despite a few unexpected challenges, the city remains remarkably active, and the market has continued to perform well. Our Hamptons business has been especially strong, particularly in the ultra-luxury segment. It’s been very encouraging. Looking ahead, all indicators point to a strong fall season for both the Manhattan and Hamptons markets; we’re optimistic that the momentum will continue. On a personal note, my husband, Marc [Rozic], and I have enjoyed weekends in Sag Harbor with family and friends. We’re also looking forward to traveling to Italy in August and France in September.
